    I Would Do The Following:
  1. First, I would explain the Consumer Notice and buyer agency relationships to you with a detailed explanation of the buyer agency contract.
  2. Next, I would recommend that you meet with a mortgage lender to get prequalified and/or preapproved for a mortgage which would include the term of the loan, the interest rate, and the amount of loan for which you may qualify.
  3. At this time, I may also go over a blank agreement of sale to somewhat familiarize you with the various clauses and procedures involved in making an offer to purchase so when the appropriate time comes for you to make an offer on a property you will already be familiar with the agreement.
  4. After we know what type of mortgage you qualify for-with its amount and monthly payment- we can move forward to list the criteria that you would like in your home and the areas in which you prefer to live.
  5. A search of all available homes from the total multilisting system that meet your criteria will then be done by me to come up with those homes currently available that meet your needs. Throughout the buyer search process I will keep you abreast of newly listed properties that may meet your needs via email, mail, or by fax.
  6. Eventually, once you have found a home on which to bid, you will need to see a list of comparable sales of similar properties which will help you determine you a fair offering price-I will do that for you.
  7. The agreement of sale will then be prepared.
  8. It will presented to the other Realtor, if any, by me, so he/she can present it to the seller.
  9. If after negotiating, you get the property, you will have in your agreement of sale various inspection clauses that will help you determine the soundness of the property. These will be completed in a timely manner as indicated in the sales agreement.
  10. Based on the results of these inspections/tests, you will then have a better idea of the condition of the subject property, therefore you can then make a more informed decision as whether to proceed with the purchase or to renegotiate the price, certain terms and/or conditions.
  11. Your agreement of sale will also be contingent on you receiving a mortgage commitment to purchase the subject property (normally because of the prequalifying process, you will have already a pretty good idea that your loan will be approved).
  12. After all the above is completed, a title company and/or attorney is contacted to do a title search on the property to make sure it has a clear title and to arrange with all parties( the buyer, seller, bank, Realtors, other attorneys-if any) the actual closing time and date for the property.
  13. On the day of settlement, a presettlement inspection is usually done by the buyer prior to closing to make sure the property is still in the same condition as when the offer was made. If it is not monies will be held in escrow from the seller’s funds to correct the problem.
  14. At the closing/settlement all pertinent loan and transfer documents will be reviewed and explained to you prior to your signing.
